We understand the unknowns and stresses of moving. In order to minimize those, we complete a thorough 64-point inspection prior to your move-in to ensure that your property is up to our standards and ‘BlueSky Approved.’ You will receive a copy of this upon move-in.
Absolutely. We have a maintenance team that is accessible 24 hours a day in case an emergency arises at your property.
We use a third party screening service for the credit/financial check. If they have rented previously, we require a landlord reference and will call this reference to ensure payments were made on time and they were good tenants. While always abiding by Federal Fair Housing Laws and the Virginia Landlord Tenant Act, we pride ourselves in attracting tenants who are both respectful of your property and financially responsible.
No, we base lease terms on owner preferences and time of year. Traffic tends to peak in the months between April and August, so we try our best to have leases that end in that time frame. If a tenant asks for a longer term lease (24, 48 months, etc.) we are happy to accommodate that with owner approval!
When the property is in ‘BlueSky showing’ condition, we have a professional photographer take pictures. Within a few days, we will receive these pictures back and begin our full marketing efforts. We syndicate and advertise your property among multiple local and national channels to ensure the highest exposure for you. In addition to our award- winning website, we have partnerships with large portals (such as Zillow & Realtor.com), as well as The University of Virginia to ensure your property is receiving maximum exposure. Our depth and reach not only in the Charlottesville region, but also outside, allows us to attract a consistent flow of prospective renters for your property.
In order to adhere to Fair Housing Laws, we do not give out applicant information to owners. We follow all laws and zoning regulations as to only allow the appropriate number of people to rent a home. We also follow strict guidelines for each of our properties and allow leases to be signed by those who meet our set guidelines.

We do like to keep our owners in the loop when it comes to work being done on our properties. Sometimes, emergencies do come up. For this reason, we do have a negotiated cap on what can be spent without owner approval. For small maintenance issues and larger maintenance emergencies, you’ll see any expense shown on your monthly statement. If we get close to that limit, you can expect to hear from us!

Our lease is a standard lease across the board. If you have any special stipulations regarding your property, please let us know up front so that we can share the best way to accommodate your request.
If you do allow pets, you will open your prospective ‘renter pool’ up much more than if you do not allow pets. Therefore, we will likely be able to lease your property more quickly and for a higher amount. If you do allow pets, we will require an additional pet deposit. Upon move out, tenants with pets are required to have a professional services company provide a flea and tick treatment. By not allowing pets, you are making your property ‘unavailable’ to a large percentage of prospective renters.
BlueSky PM will handle all emergency maintenance calls. If a problem does arise, we will notify you, but can assure you that you will not receive a call in the middle of the night.
We have an in-house maintenance team that can take care of the majority of maintenance requests. If there is a need outside of scope that requires a specialist, we have a network of 3rd party contractors who will have built strong partnerships with and provide us with competitive rates.
